If you have a SFR for example but want to invest in a large MF next, can you cash out and reinvest with 1031 exchange or must it be the same type of property?

@Morgan Madill you're lucky to have such a good income for expenses! I also am interested in a multifamily buy and hold rental portfolio. I am new but based on what I've learned and heard from others, the best strategy for you is one that works specifically for you, but multifamily BRRRR is a good niche and strategy to go with when you are starting out if you want to scale up quickly and minimize your risk on a per tenant basis. Good luck in your endeavors. Maybe we can share stories as we go along since we have similar goals. I am from the Philly area!

How do you find the sellers' information to market to (send yellow letters to, postcards, online, etc.)? Where do you look to know who to reach out to and how to reach out to them?

I am new to investing and have just upgraded to Pro to take full advantage of BP site, tools, and network. I am able to find previously recorded webinars under "Education" but am not sure the order in which they aired, which one is the most recently aired, and the dates they aired. I want to know this because I know which days I missed but don't have the titles of those webinars. Please anybody who knows how to find webinars based on date let me know, it is much appreciated! Thank you!

Hi! I am new to the real estate investing world in terms of getting ready to actually make an investment but have been learning for a few years now from books, forums, and webinars.

I graduated from Boston University in 2013 with a bachelor's in business administration and management and live in Philadelphia, and am looking to invest in nearby markets. I am a hustler and a quick learner. I am dying to add value to a mentor/apprentice relationship by doing whatever I can, as I learn the art and framework of REI. Please reach out to me if you have succeasful experience in the real estate world and would like to train a young mind to become successful like you. I hope to also add value to your endeavors and not just be someone who sits back and leaches off of your teachings. And maybe I can add value to your business someday as a business partner or throws some leads your way.

Hi, I'm new to the investing world but have been interested and learning for a few years. I am primarily considering small multi-family as my initial investment niche and BRRRR as my strategy, but am open to other ideas as I an pretty much a blank slate as of now. I live in the Philadelphia suburbs and am primarily interested in investing nearby.

I've heard about doing syndication deals as one investment strategy but I don't know what that is. What is a syndication?

Thanks so much for the input! As you can probably tell, I'm new to the investment scene but have been reading things on real estate for years. I live in the Philadelphia area so if I can invest in a nearby sub-market that would be great to start off with. Any advice on investing near home vs. distance investing? I feel there should be a deal somewhere near me but if investing away from me is the only option I'd consider it... it would just be harder to rehab it, manage it, etc.
