@Ola Dantis Thanks! If the tenants call to set it up then, how is it physically set up? Are there meters set up for each unit pre-installed or do they have to be set up also?

@Tim Herman sounds like you know what you're doing! I'd love to be able to analyze like you do. Could you tell me what the steps for analysis are and on which sites? I am lost as to determine the value, finding comps, and determining the right market/neighborhood to invest in.

I live and want to invest in the Philadelphia area. I graduated college from Boston University's School of Management (now called Questrom School of Business) with a degree in Business Administration and Management. I concentrated in Entrepreneurship, Organizational Behavior, and Management Information Systems. I am ready to invest in real estate but need to learn the process and also lack the capital. If there is someone out there who would like to be my mentor, I will do anything necessary to make sure that I am an asset for you and will make our mentor-mentee relationship beneficial. Preferably someone who is a successful and experienced investor.

I will work my butt off to help and to learn from you, and will gladly be your partner and/or business connection in the future once I am ready to strike out on my own (maybe I will even be able to throw some deals back your way). The mentor could also be my partner if you are willing to put up the capital, since I have none myself to invest (this is not necessary to be my mentor--I just want expeience)!

Please somebody reply to this--I am ecstatic to help and get started on my real estate journey, and will hopefully be a part of your journey soon! Thank you.

@Marc Winter is that @2-5K per meter or service entry panel installed? That sounds like a lot of money for such a simple thing.

Thanks. I need to find local clubs/meetups to attend. Yes I think I certainly need to learn more about valuations and analyzing deals relative to local markets. How does somebody compare to comps? I know you are supposed to look at similar properties that have sold within the last 30 days or six months or something, but how do you determine what is similar? All properties seem to either have different square footage or different features, so it is hard to find what is comparable.
