5 day should be first then the lease is officially broken by tenants, then you can negotiate a new lease new rate including the second tenant if approved. Like Adam said she broke the lease.

Very similar to 2007 when the agents were doing us a favor by calling back!

From dealing with discrimination complaints.... denying those who are qualified is a bomb waiting for discrimination complaint regardless of how it's communicated. But depending on your market and volume it might be worthwhile risk. Regardless of chronological applications or simultaneous applications, politely communicating the denial, provide the least amount of info for the reason, good record keeping, and being consistent... appears best from my experience. "I pick the most qualified applicant" "I have decided to go with a more qualified application" "Why?" "They were selected due to stronger qualifications in one or more of the areas I review....income, credit, or background"

Brown county is pretty specific on how they want 5 day served might recommend reading up on that. Then how they were served the small claims.

Dawn Anastasi absolutely great work to AASEW, Tristan, Scott Walker, legislators and all others that help reform eviction law in wi. Refreshing to see the law actually uphold contracts and limit the leaching. Now if we can get the commissioners and sheriffs follow it, or speed up there adaptation to the new law!

Sounds like a great deal of a life time! Get a great price on it with the tenants in it.... that's what the seller wants. Hire an attorney to kick them out! Have fun rehabbing.
