Judge saw the eviction case and granted writ of restitution .....vs..... eviction just being filed against the tenant but dismissed before going before judge (usually because tenant moved out before court hearing). Latter is common in wi but not grounds for denying a tenant as they were never "convicted"

Use an alternate source in addition to ccap. Each applicant should apply provide there info. Not all wi municipal courts report to ccap. Also make sure denials based on evictions were granted not just dismissed.

Wisconsin legal blank is the ticket for Wisconsin. Rick is great to work with. Tristan Pettit is the attorney that oversees the lease one of the best landlord attorneys in the state. I would recommend adding 60 day notice to vacate Tristan and Rick can help modify the lease specifically for that. Ads a little complication to your process but worth it.

Send them 5 day pay or vacate when rent is past due. Send it certified or deliver it face to face. Then file eviction if rent is not paid when notice expires. No needed to let them out of lease. If your ducks are in a row, brown county commissioners are straight shooters. They will ask you on the stand how the notice was delivered and your time table on the 5 day.

Although your getting the cash flow she's destroying your asset! Dogs can be extremely expensive to you especially 2. I would send her on way asap! I would say then fix everything thing up and send her the bill. Good news at that rent level she's probably collectible. Maybe use a firewater restoration company if bad enough & you want to try the renters insurance route.

If your credit sucks you might not have the option to go conventional thus would need fha for its primary intent... If your credit is good why would you disclose on your offer you might want to go fha??? Poor negotiation... I just purchased a 4 family with fha. Very happy with it. Saved a pile of cash to fund the rehab.

Probably useless for buying or selling yourself unless you get the brokers lic AND mls access. Which really gets pricy in wi on your own. MLS is the only key ingredient to being a realtor. You could always get with a guy on his own who has broker & mls, get salesperson lic, work agreement out with him to list & buy. Depends on volume might be worth it. I would say salesperson course is worthwhile just to get familiar with the offers & laws. Can never beat learning!
