We're seeing quite a bit of out of state money investing or interested in the Oklahoma City market.  Especially from markets that have been priced out of cash flow.

@Aziz Usmanov I'll admit to being rather unsophisticated. I've done demos for Buildium and Tenant Cloud and found just plain ol' Excel helps me keep track of everything. The propert management software seems to be more focused on finding tenants than the accounting portions. Tenants pay through Venmo, CashApp, Zelle, etc. When and if I grow bigger, I'll need to investigate a more streamlined software.

I agree @Aziz Usmanov. I apologize for not being clear. I don't hold funds for the properties I manage. I just collect rents and pay the owner. Owner pays for repairs.

I own seven rentals and manage four others. I run everything through one dedicated account. If there is a big expense on one property, you can use the cash flow from the other properties. And, in my opinion, the entity functions more like a business than 11 separate businesses. Always make sure to have enough there for tenant deposits though.

My office used REW leads. I like that you can text and email from the CRM, especially email MLS listings. It can be difficult though to categorize the leads and set reminders.

Sorry to hear that Daniel. Which line is leaking? The water source to the house or the sewer line? Is the home on a slab or a crawl space? I recently had to put two sewer cleanouts in for a duplex because the clay pipes collapsed. The previous cleanout was on the roof.

Hey @Kevin Noonan, Oklahoma City is a great market to invest. Appreciation can be slow because we're a linear market. But there is huge demand right now. Every time I drive by a U-haul lot its full of trucks. Because people are moving here in droves. Let me know if you need any OKC market intel.

Yikes! Was the company OG&E? That's the first I've heard of the public utility charging a home owner after the ice storm. I'd agree it sounds fishy.
