I see "stabilizing" characteristics in the $300k+ territory.  Longer days on market, fewer over ask deals, more supply.  Supply under $300k has increased a lot in new homes and transactions around $200k seem to be on fire.

There's a smart guy that showed a smart trick on listsource.com that you can find out what zips most investors are buying in. Basically, you pull cash sales. The last time I did it the Leander ISD took the lead then Georgetown and Pflugerville I believe. I don't recall Lago Vista being in there. Don't be fooled by price.
