Maybe try and find an owner finance deal. House hacking won't pay the bills but I think it's still a worthy option. I'd hate to wait a couple years to just see prices and rates higher.

Credit union rates are tough to beat. UFCU as already mentioned and many others.

I know it's a franchise but Mr Handyman showed up, got it done in a few hours and no rip off factor with set rates.
