Is there much difference in revenue for a 4 Bedroom cabin in Wears Valley vs Pigeon Forge/Gatlinburg? I would think based on the location and the extra drive time it will bring in less revenue but I’m curious if anyone with a 4 bedroom (no pool) in Wears Valley would be willing to share what their experience has been.

Is this area gaining popularity and would you consider buying there even though it’s farther from the Parkway?

I own properties in Gatlinburg, PF, Sevierville, Douglas Lake, and Cosby.  

Gatlinburg is the crown jewel, and brings the highest rents, but PF and Sevierville aren’t far behind any more.  Cosby is 25 miles from Gatlinburg, so maybe 20% lower rents overall.  But you don’t pay near as much in Cosby, either, so it’s all relative.

I would consider buying a property anywhere, where the price / projected yield ratio makes sense.
