Yes you should be fine as long as you keep the thermostat set at reasonable settings (check local state ordinances, some have specific min temps).

It would have to be leased to his company, and you would have to follow tax procedures accordingly.

I absolutely don't believe that American's look at college degrees with disdain. Employers look at degrees that teach you nothing about the job you are applying for with disdain. If I own a computer technology firm, and someone comes in with a liberal arts degree, that is worthless to me. Why would I care if you can identify a 100 different artists from the renaissance. What value does that add to my business. The point of going to college is not to enhance your knowledge of the world, it is to learn a profession, such as a doctor or lawyer. If your major was 18th century literature, and then can't find a job, thats your fault,and  no one else.

@Andrew S. Thank you. That is definitely a valid argument and point. Makes me feel a lot more comfortable with my no criminal history requirement.

@Jon Holdman Thanks for the reply. How do you handle the fair housing laws in regard to drug use and alcohol? According to @brandon turner in his book on managing rentals, you can't deny an applicant because of drunk drivings or drug use convictions because it violates the disability act because the government considers addiction a disease.

You can't deny an application due to dui or drug use convictions due to drinking and drug use being considered a disease. So when listing your requirements on your advertisements, and in person, how would you go about talking about criminal background. Can you advertise as no criminal history as a requirement, even though duis would considered part of that background?

I guess what I am asking is how do you folks go about listing the requirements regarding criminality on your advertisements and in person when talking to the applicant?

You'll be waiting a long time to find tenants because of the water lead crisis.
