Well Kionnon Harris you are in the right place. I came across this site a couple months ago and have been listening to the FREE podcasts every day driving to and from work. You can also find a forum on just about any topic you want to learn more about. And there are also FREE webinars weekly. It's a great community of people. I too am in Richmond VA. Wish you the best.

Hi Michael welcome. I am new to this as well and your right there is not a lot of options in our area. But there is some good deals out there. I just sold my house in 7 days. And am down sizing to a condo to free up some capital to invest. Would love to meet up and discuss some things with you

Thank you Greg. I am looking into the numbers. May be better to sell this one and buy a duplex or triplex and live in one unit. 

From what I am learning Linda you need to have a separate entrance for it to qualify for the tax breaks. Is that correct

Great. That's good advice Brad thank you. I'm looking into possible Refinancing to get out of the VHDA and qualify for a conditional loan. Which would open me up for a FHA loan again if needed. I really appreciate you answering all my questions.

Thanks so much Brad. How do you report the income aside from when you do your taxes? I will definately look into the HELOC though. Does it matter if I have a VHDA?

Yes counted as debt-to-income. And no I didn't claim that rental income so I see what your saying. Now i wish I would have. Is there another way to get into a new house while keeping this house and renting it out? I know that this mortgage will count as debt. I make around 50k a year at my other jobs. And only have a few thousand to put down.
