How much less would I have to sell the house with the tenants in it to say an investor? The house is worth around 178 using comps in the area. And it is currently renting for 1350. Good tenants that I've known for years.

Thanks Jonathan. That's a really good point. I had forgotten all about that. I have a couple years before that time. So that's good to consider.

Thanks for the advice Deanna. I've looked for duplexes or triplexes before. None are in the area my family and I want to live. What you are saying makes since about stop renting. I just hate to give up a rental that is cash flowing with good tenants that plan to stay indefinitely.

Due to personal circumstance I moved out of my house that I had just refinanced and got an apartment. My ex wife and son were living there. A family that we knew were looking for a house to rent in the area so long story short we rented the house to them. Before taxes I am clearing 500 a month. The wife and I have recently reconciled and now we are all living in a 2 bedroom apartment. My question is advice on buying a second home for all of us while keeping the rental house for passive income. Currently with 2 car payments we don't qualify for a second mortgage.

Patrick Devlin thank you so much. I think they normally meet on Wednesdays which is not a good night for me. But I'm gonna try and work it out to start going. Looks good. Thanks again. Hope to see you there sometime. Keep in touch.

Patrick Devlin I'm in the Richmond VA area and have been trying to find some REIA groups haven't had a lot of luck. There is one in Northern VA near Washington that meets once a month. But I haven't come across any local ones. If you find one let me know as I would love to connect with you and others.
