@Mindy Jensen I was thinking the same thing. However, I agree with @Jay Hinrichs, this whole Wholesaling biz is quite frustrating. Still, I am determined to earn a buck. I will succeed because I have no other alternative except to.
Jay, I do have asking for a POF as a way on my list of qualifying. Problem is, so many of these "buyers" join my list but never reply to my email inquiries for phone numbers and if I get to an actual phone conversation, I don't know how to bring up asking for POF when this person doesn't even know me. As far as a questionnaire, I have one that would help greatly in making sure I have a criteria and I've even created an email campaign that gives them a link to the webform to fill it out. So far, no one has. Go figure.
@Account Closed give me an example of a commercial brokerage that I could go work for, part-time or will at least pay me what I already make with benefits so that I don't have to make my wife and daughter suffer the decrease in quality of life.
The reason so many of us wholesale is because it can be done with little money at a time and can be done on our own time. Most of us are in the middle of a 15 year career and can't just walk away from it without hurting the people we support.
So far, I've spent roughly $1500 in wholesaling in small increments. Am I upset about it? Hell no. How much does the average realtor or entrepreneur have to spend to get themselves off the ground? I've talked so several realtors in this area and besides the $500-$1200 it would cost to get a license, you still have to spend $1000's more on marketing yourself. So what's the difference?
Wholesaling works. There are tons of people out there that make a killing at it, support their families with it, retire on it.
