here's an even easier way. 

Scan a blank 20 point yellow letter as a jpeg or png. 

Upload it into a word doc as a custom watermark set to 100% and unchecked watermark.  

Bam.  Now you can type right onto the yellow paper and align it without guessing. 

I found a video on YouTube.  

Brandon had a great blog post on how to create your own handwriting font.  I created mine and have been using the watermark method for a month now. Works great.

@Account Closed Where do you hire skip tracers? How much do they run? I have a 5,000 + seller lead list and I don't have the money to mail them (not to mention I'm in the middle of a campaign to my first 1,000 person list still) so I was thinking of using a skip tracer to get me some phone numbers and I'd try to call them.

I found that yardsignwholesale is way cheaper than the others. If you want one that's printed for you anyway. They got package deals like 50 signs  and stakes for $190. 

However, I buy mine blank with stakes on eBay. I get 50 with H stakes for a total of $125 with shipping. Without shipping it's less than $100. I just write on them with a thick a$& permanent marker.

I want to hire a virtual assistant to cold call a list of cash buyers I have to sign them up and to weed out the "dud" phone numbers so I can use another freelancer to track down the good phone number and then repeat until I get through the entire list.

Anyone hire a VA before and if so, how do I approach it? How much do I pay? The site asks for my budget but I don't know if this is a flat fee or an hourly fee? I would assume hourly but so far I got 3 offers and they just posted $25. I find it hard to believe they'd call a list of 738 people for just $25. Even if 80% of the list is going to be old contact information, as far as the numbers are concerned.

I'm going to hit the ground running this weekend, knocking on doors, planting bandit signs, and even making offers on expired MLS listings. I took a light break during the holidays but new year, refocused, and determined to make this my year. My plan is to save up my annual income by mid-Fall so I can quit my job. But I need to build this Cash Buyer list. I won't feel good until I hit 100 and so far I have 25.

Anyway, I went off subject again. Back to the point of this post - Virtual Assistant for Cold Calls.

Any advice would be greatly appreciated.

Also @Jay Hinrichs  I've decided that I'm going to start door-knocking this weekend. I'm tired of sending out 100 letters here, another 100 there and jumping up and down over one call that has a 50/50 chance (actually a 90/10 chance) of it not being a deal. I got a lady that has a 3 unit cabin in Sevierville, thinks it's worth 225k and wants 149k. It's probably worth 160k but needs 15-20k in repairs. Or I get a call from a homeowner that is free and clear and asks a bunch of questions then says, "I was just curious but I think I want to hold onto them". WTF!!!!!! lol. 

Listen, I am intrigued, bewildered, flattered, and - most of all - ecstatic about your offer. I messaged you asking for some specifics. I hope to hear from you.

@Jay Hinrichs So are you funding the buy at the motivated sellers price and he's just flipping them (wholesaling them) to end buyers or on the MLS? What's the strategy?

@Mindy Jensen I was thinking the same thing. However, I agree with @Jay Hinrichs, this whole Wholesaling biz is quite frustrating. Still, I am determined to earn a buck. I will succeed because I have no other alternative except to. 

Jay, I do have asking for a POF as a way on my list of qualifying. Problem is, so many of these "buyers" join my list but never reply to my email inquiries for phone numbers and if I get to an actual phone conversation, I don't know how to bring up asking for POF when this person doesn't even know me. As far as a questionnaire, I have one that would help greatly in making sure I have a criteria and I've even created an email campaign that gives them a link to the webform to fill it out. So far, no one has. Go figure.

@Account Closed give me an example of a commercial brokerage that I could go work for, part-time or will at least pay me what I already make with benefits so that I don't have to make my wife and daughter suffer the decrease in quality of life. 

The reason so many of us wholesale is because it can be done with little money at a time and can be done on our own time. Most of us are in the middle of a 15 year career and can't just walk away from it without hurting the people we support. 

So far, I've spent roughly $1500 in wholesaling in small increments. Am I upset about it? Hell no. How much does the average realtor or entrepreneur have to spend to get themselves off the ground? I've talked so several realtors in this area and besides the $500-$1200 it would cost to get a license, you still have to spend $1000's more on marketing yourself. So what's the difference? 

Wholesaling works. There are tons of people out there that make a killing at it, support their families with it, retire on it.

hey guys. A wholesaler here with a question.

So I have switched heard and concentrated on building a buyers list as a priority over finding motivated sellers. I had a decent deal recently and couldn't sell it because I had an 8 person cash buyer list of unmotivated, new investors that wouldn't pull the trigger. After repairs, the house was still well below 60% of arv. In this market, that's not something to walk away from. 

So I have built it to 25 people in two weeks but honestly, I think there's just a few real investors I it. 

My question is, I don't currently have a deal to offer but I don't want these guys to blow me off. Am I cook add long as I have their contact info or should I be building relationships with them? My only goal right now is to make sure they stay interested in me as a source.

A field in the calculator or in the video? I tried to download the calculator but my computer kept freezing up when I tried to submit the contact form. Is it available on his flip2freedom website? @Steven Leigh
