That's great advice. I am new to wholesaling and I don't want to be the 95% of "investors" that lose sight of the "shiny object" and turn back to my 9-5 life.

I'm doing everything you said except the last part - talking to 5 sellers a day. I need to "man-up" and start calling. I have a stack of FSBO's from D4$'s and Craigslist. I'm going to start calling them today and everyday from now on until I get deals. Then I'll continue to do it until I can afford to drop $2000 a month on various marketing. My plan is to drop 40% of my wholesaling fees into direct marketing until I have regular deals coming in and have met my income replacement plan consecutively for 1 year. By that time I should have enough saved to start buying rentals with financing and also doing flips.

Any advice on how someone that works full time can fit in time to take the age old advice of analyzing 100 deals? 

I know that 100 deals isn't necessary but even if I want to see 50...how can I get that done? And do this without angering realtors, sellers, or other people involved? 

I'm serious. I really see the importance of this but I work all day. How do I do this a couple hours a night and on weekends without dragging my family around or being away from them?

Do you use it with all contract types? They need to be filed with the courthouse to be worth anything, correct?

I see you're in Massachusetts... that budget actually may be enough to get by at the start if it's not for the bigger cities in MA. But you've got to drive them to a site that converts visitors to leads at a high rate or it won't work too well.

Hello BP.

I recently attended a creative investment training in Knoxville, TN. It covered mostly Lease-Optioning properties (sandwich leasing???) from the seller and then lease-optioning them to buyers. It was recommended that, in order to protect my option from the seller selling from under me,  I file a memorandum with the local court.

My question is, should a memorandum be filed for all real estate transactions? Assignments, purchase and sales, seller financing, etc.? I understand that a memorandum is to protect me during my "inspection" and "finance-shopping" period.

Potential: $850 a month cash-flow and 43.81% ROI. I need a partner

I found a great duplex in Knoxville, TN, just a few miles from the University of Tennessee Campus, the nightlife of the small city and located just seconds from both major interstates that pass through the town.

It's a two story duplex, the downstairs a 2 bedroom 1 bath and upstairs is a 1 bedroom 1 bath. The 1 bed rents for $525 currently and the downstairs rents for $650. There's also a small barber shop on the corner and is attached to the duplex that supposedly rents for $350. Looking at it tells me that it's probably right.

Let me let you in on a little secret. I worked for the current owner and rented from him. He was very close to his retirement years when I did (like 5 years ago) and was in poor health. He owns about 6 or 7 other properties around town. This place has had a lot of renovations done over the years and should be standing strong now.

It's going for $79.9. I'm looking for partners to put up the down payment and allow me to manage it here on the ground. I'll do the legwork, the signing, manage any renovations that might need to be done, manage the tenants and maintenance, etc.

I just need someone(s) to put up the 20% down, keep me on the deed and allow me to buy you out in the future. We can talk all of that later on. For now, I have posted the link to my analysis at the top of this post. If you're interested call me or email me. My contact is on my profile.

I am expecting the current buyer's agent on the property to get a hold of me tomorrow with all of the necessary income and expense reports tomorrow.

Also, what about color? My wife wants a printer for photos and such. I'd like to have a little color in my marketing pieces too. I would assume their more attractive and appealing....thoughts?
