@Tim Herndon CRM I know; I'm working on my website, but tell me more about bird dog tracking and contract generation? Is contract generation something like Zapier or Iduzzit?

@Joseph Caracappa thanks for that. I actually had a realtor reach out to me from this thread and offer to answer my questions as they come.

I'm not actually looking to be shown homes just yet. I'm more or less looking for an agent that can help me analyze the market and in return, we build a relationship of trust over time, in that time I'll send them referrals, and when I'm ready to leap, I'll have an agent on my team that I am comfortable with and already have a relationship with of trust with.

I don't expect to drag them around. More or less, I'd like them to be open to receiving a few emails every once in a while, answer my questions, and....really that's it. For that, I'll send them potential clients and solely use them in my future endeavors. Which will be successful because I won't quit, so if they have the patience they'll get paid well later.

It's a something I heard on a podcast actually. An investor got burnt over and over and over again and now he weeds out the unreliable by building relationships for a few months. If that person sticks around, he committed to that person as they did to him. I figure I have a few months before I'm ready to buy and so that gives me the perfect amount of time to start finding those realtors, contractors, and brokers that will email and text with me and ultimately become my go to people.

In the meantime, I'm working on financing and all.

I understand that @zach sikes. But I'm not going to work with an agent unless they have more than just dollar signs flashing in their eyes. I'm in this to build relationships first. You hang with me, teach me, answer my questions, and you'll have a devoted partner for life. That may be dreaming but it's my approach. I've met two kinds of people since joining BP. Those that are willing to lend a hand without asking for anything in return and the other half. I think the first half fits my style better. 

Still, I'm working on financing.

any suggestions on some decent, simple, and professional looking free websites? I am a smart guy but I don't have a lot of experience with designing websites and I don't want to waste a lot of time figuring it out. I am a full time professional that's trying to kick off full time outcomes in REI. In short, time is short....bad phrasing but you understand, right?

@Chris Seveney it looks like MailChimp is basically an email marketing platform that uses the internet instead of actual mail. This looks like an awesome way to boost marketing as a wholesaler.

Do you use it and how has it worked for you?

Does it create a list by criteria or is that something I need to get somewhere else? Also, I tried to use listsource last night, playing around but not really because I don't have money to buy a list, and it is very confusing to me. I would go from over 200,000 on a list for pre-foreclosures than enter one more criteria, like I think I put in a mortgage price range of maximum 200k (which is pretty high for my neck of the woods) and it dripped from 200k to 83 people??? What the heck???

Thanks for pointing me at MailChimp. It looks awesome and very affordable.

Does anyone suggest or have an opinion on an up&coming wholesaler using a free website or a paid site for starting out?

I think that if I could direct people I'm marketing to my email, my phone, and a web address, it would give them options to contacting me and maximize my lead generating capabilities.
