What are points in a hard money loan?

I read that if you can't afford to close, you shouldn't get a HML. What does that mean?

I know I sound like a newbie and it's because I am. I'm desperate to get a contract and call myself an investor so I'm exploring all of my options. I saw that a few comments in an article said HMLs are a good way for Newbies to break out but if you need the money to close than I guess you have to be a Newbie with some Savings.

What about for us Newbies that might only have $3,000 in our savings and checking account on an average basis right now and a wife that guards it Secret Service at the White House?

Right before I read your reply, I figured out what I was doing wrong on the public records website. I also got a message about KGIS and I played on it a bit. It's freaking awesome.

so, I've been driving for dollars, find properties, send out some letters, get contact, now I want to get a house under contract for a specified amount of time (30-60 days? ) to find investors or investment money...What type of contract do I use and is it on BP for download?

I love the idea of the bigger pockets calculator but is there a way to use it on your phone without  internet connection? 

Or is the best approach to research at home a little more after or before visiting  the property?

Hello,

Ben Barredo here in Knoxville, TN. I am planning to dive into finding deals and trying to break into the REI world through Wholesaling. I have a plan for driving for dollars but I need to know how to find the owners of these homes. I watched a Youtube video about how to drive for dollars and it recommends using your local Assessor website but I've been searching Google for thirty minutes and typing my own address in to see what comes up and I keep getting nothing.

Can anyone help? I really want to learn to do this stuff on my own without paying for services because I have NO MONEY to invest right now - hence the wholesaling.

I'm too hyped up to wait until next weeks REI meeting in town, so I'm hoping someone can tell me something on here.

Any ways to find owner information for direct mail approaches would be much appreciated.

Additionally, if you can send me some samples of scripts for direct mail marketing, that would be helpful as well. What to include, what not to include, how to introduce myself, etc. Should I be specific, "I'm looking for houses to sell to rehabbers, or B&H investors." or what?

What happens at these events? I am planning to go to my first REI meeting next Tuesday. Will this be structured similarly?

I'm a newbie, psyching myself up for the plunge but I am missing a mentor. I'd really like to find someone that would guide me and let me do the leg work. Someone that would split the deals we make together 50/50. Just for helping me break into the biz.

I'm specifically looking for someone that is experienced with taken foreclosures "subject to" and then moving in a "rent to own" tenant.

I would make the move but have no idea about the paperwork and legal aspect. That's my biggest hesitation. I'd negotiate and take 1000 no's for that 1 yes. I just don't want to screw up the legal side.

I need all those waivers for a walkthrough or if I hire? 

Right now a lot of the deals I have come across is on Zillow. I'm planning to drive for dollars this weekend but I have no real planned approach for that method. 

Sounds like I might need a realtor or lawyer to help me with this waiver paperwork?

I'm really itching to start a flip. I have come across so many "potential" homes in my east Tennessee area but I don't know because I'm no contractor. I want to start talking to contractors about walk throughs but don't know how to start. Any suggestions? Should I be prepared to pay a fee?
