I usually just give them deposit slips to my bank account and they deposit themselves at any branch of the Bank I have my account with.

You may want to sit down with an attorney, it may be costly to do so with them in order for them set it up, but it will answer your questions I believe. I know there are ways to transfer the deed into the LLC, for example doing a quit claim deed, however one must be careful about this due to possible due on sale clauses from the bank if you have a mortgage. I would also recommend sitting down with a CPA and asking him about the cost-benefits of setting up an LLC especially with you only having 2 units, although I don't understand your situation entirely. Have you explored these options yet?

Are there any sites that are accepting non-accredited investors? I'm looking for capital to invest into a real estate deal and would love to know how I could get financing for it.

Hi folks, I'm closing on my 3rd Property next week and I was curious what the pros and cons are of escrowing. I have escrowed for every one of my properties thus far including the one coming up. I think by adding black mulch around the exterior including along the driveway and bushes and tress might help, especially since you said you painted the front door black. I don't know, just a thought. I plan on adding black mulch to all my properties, I think it helps so much.

I have been buying mainly turn-key properties as of late, with minimal repairs. Every time something breaks, I usually do a few things. I look it up on the internet, I Google it, read a few books on it, all to find out how to repair or fix it. Eventually I break down and I call a specialist who works for a company which then I "learn" the problem and how to solve it. I want to learn how to fix most if not all aspects of a house. I think I learn best by someone showing me this in person and knowing they would be there to help me in case I'm doing it incorrectly. I know how to paint and fix the guts of a toilet tank now! YAY! However, I want to learn how to drywall, mud, run electric, learn how most plumbing works and how to repair furnaces and boilers, how to lay flooring of all kinds with gout and laminates etc. Aside from having to pay a contractor to come as needed to when things break down, how would I best go about learning these skills? I think they are invaluable in my opinion. I say an IG post from Brandon Turner about how he put backsplash on by himself. It kind of made me envious. I don't hate him for it, I honestly admire him for it, like I admire most people who can do it themselves. Would you have any suggestions BP? I would love any help in being able to learn and feel competent in this matters.

@Jocelyn Evans I have been using portfolio loans and regular conventional loans from all the same bank. I have been developing a good relationship with them to foster further business with them.

@Greg Dwyer Thank for responding to my post, its an amazing feeling!!

@Jacob Beard I bought my first house in March of 2015, I had been saving since March of 2015. This was an investment property meaning I had to put down 20% plus CCs. The second property I bought was an Owner occupied duplex, which I then used a portfolio loan meaning because the purchase price was lower than the assessed value I could gain further equity making my equity stake over 20% without putting "20%" down I only put in 10% and the "forced equity" I gained went towards the closing power thus allowing not to pay PMI. I bought that property in July 2015. If anything I wished I could've saved faster. I am proud of myself though, I managed to save 10k in about 5 moths.
