Hi I'm curious, I currently have 3 units each "cash flowing" around 219 dollars a month each, I'm hoping to double that next year by getting 3 more units each doing 334 dollars a month then again the following year etc. So basically I'm hoping to get around 20+ units before I'm 30 years old each "cash flowing" around an avg. of 300 dollars a month. My question is when is a good time to hire a person to take over the property management...? Could I have enough work for him/her to work full-time/part time? Are there certain levels in which you could hire x amount of people? How much should you pay a person for this service? 10 bucks an hour? 15?

I'm literally in the same situation, I finished all my trim work too. I bought all the materials. I think we just need to buck up and do the work. I don't mean to sound mean I believe its always cheaper to do it yourself. I have probably have 450 sq.ft. to go with one color but hiring out did sound appealing. Stay Strong and maybe grab a family member to help for some lunch? God bless.

Thank you all so much you guys and girls, I've begun my budget and couldn't have done it without the help I really appreciate it. I should be able to get my 3rd property in no time at all. "Live like no one else now, so later on you can live like no one else later!"

Loved the article man I really appreciate the advice, how in depth did you go when calculating the amount of food you wanted to purchase, or did you go based off a dollar amount or some other means of measurement? I was thinking of a dollar amount biweekly, what do you think?

Thanks again for all the help everyone I really appreciate the help. I'm trying to buy my 3rd property next year and I will probably need between 20 and 25 thousand to buy it!

I'm trying to save 1200 a month to invest on new properties. I'm having trouble making a detailed and in depth budget that I can study and stick to over time. Are there any tools you've found that help develop a budget, if so could you share? Also, I was hoping if any one had any advice on budgets specifically how a person can go day to day accounting for every dollar. I'm single, im house hacking. Thank you in advance for helping with your advice...

Hi tereal, first thing I would say would be to remember it's not 1550 because you said you would occupy. So that might change the deal depending on how much mortgage, interest is. Also, I would also be leery of properties in Detroit but if you think you know the area well enough and you feel safe no complaints here. Remember no one else is there analyzing and seeing what you see so I would pull the trigger only when you feel comfortable. How much does it cash flow a month????
