question #2 is pretty subjective, pretty question might be, how much rental income/profit have you made this year in real estate?

I suggested Biggerpockets to a friend earlier today and signed up then and there!

Yea I'm trying to communicate with them. This is the first month they have been late on rent and they have agreed to pay today including the late fee, and I understand this may be because of the kids going back to school, but rent is pretty high up on the priority. I really don't want it to be a trend.

they never had a lease or security deposit with previous owner it was their parents, they did sign a lease with me for increase rent and agreed to pay security deposit after a couple of months of me owning because I wanted to work with them.

Hi BP, I closed on a duplex this past late June, I think I hit a home run, however I inherited two tenants as I have done basically for all my properties I have obtained in less than 2 years. One of these units needed and still need to pay for the security deposit, any ideas on how I should communicate with these situations and the passive aggressive comments made via text from tenants. Thank you in advance for any advice i really appreciate it.

Thank you Karen Schimpf You have given the best answer, this explains so much for me. My main problem is that my DTI is too high right now because of all the mortgage debt, I have no other debt beside mortgages. I am trying to use a Portfolio Loan for an investment property and usually either another Portfolio Loan or secondary market loan for the 2nd property I pick up this year and every year after, but I'm not sure I can just keep doing that. I'm just wondering when I start getting into commercial lending for SFR, are the main sticking points for banks, cash reserves, the value of the property, and down payment in a board sense? Thanks again for an the response

Juan Vargas I purchase 2-4 unit properties. I am open to buying 5 or more units, but requires more capital.

Denis Saklakov I am confused by your statement, what does "mez" mean?

Is it easier to get qualified with a commercial loan than a residential one?

I have been finding issues with being able to get a residential loan due to my DTI ratio being close to 41%, with commercial lending can I avoid this qualification? If I decide to use this type of lending what other types of qualifications can I avoid, what are the pitfalls with this kind of lending?
