@Eric Moehrle - Unfortunately, I don't have any advice on a civil engineer, but i'd love to hear more about your deal.  Are you still working through the process for the short plat?  I'm curious about doing the same, but don't know about buying the lot without knowing if I can subdivide or not.   Did you already know your lot qualified?

HI All, Is there a way to do this if my IRA only owns 49% of an entity? So my IRA owns 49%, my partner's IRA owns 49% and another investor owns 2%? Does this get us past the self dealing? My thought is to buy an investment property with my IRA but then have some other interested entities be involved (prop mgmt, etc) so I run into some self dealing issues. And my prop mgmt company is required for this to be a good deal. Does this work? Thanks!

Hi All, I know there has been a lot of talk around CRMs. However, it seems like most of the conversations are oriented around wholesaling or tracking deal flow.  What about CRMs for property management?  Tracking tenant inquiries, rental documents, invoicing for rents, etc.  Does anyone have good experience with CRMs for those purposes?  I hear a lot about Zoho, Podio, Highrise, Streak,etc, but I'm looking for more property management functions and not tracking leads/deals.  Any thoughts?  Thanks in advance!

Hmm, we need the leverage/mortgage to buy the property.  We were hoping to combine the dollars in our IRAs for the down payment on that property.  Let's call the property $200k and we need 30% down so we use $60k from our IRAs for the down payment.  Maybe my question is then: what's the best and simplest way to structure this?

@Kimberly H. @George P. thanks for the insight! I'm hoping this VA can just do the dirty work that I don't want to do. My goal is filter requests to them (fix broken toilet) and they can find and schedule the plumber to work within the tenants timeframe. Then we can either be billed for services or we would set up a max dollar amount that can be spent for these types of repairs. Thanks for the note on Secure Pay One! I'll check them out!

As anyone used a virtual property manager? I'd like to find someone who can coordinate the plumber, handyman, find a electrician etc on an out of state property.  Basically be on call for random requests so that I don't have to!  Ideally this is someone in the US and not abroad. I'd be willing to pay either hourly or set monthly amount.
