@Justin L.Nice work!  Have you had any trouble with tenants?  I've always been a bit skeptical of that area but it seems like you are off to a great start?  Are you self managing or did you hire out a prop mgr?   Congrats!

@Kevin Dares - Wow, congrats on your success! Were you subject to the city's limit on STR units? Or did you get around that somehow? I'd be curious what systems you utilized to streamline your business? Were you using certain booking systems, accounting or operations systems?

Hi all, I'm in a similar position.  Looking for property managers in Spokane, specifically with experience on the South Hill.  @David Clinton III @Jeff Hornberger @Patrick Kendrick  any ideas?  Looking for someone that can cover all the bases (leases, financial reporting, repairs, etc)  Thanks in advance!

@Brandon G. thanks for this quick synopsis! Have you developed your strategy around this? Do you know if this requires a separate LLC or can be done without? Does it matter if we have a property manager helping? Can we be in the safe harbor if we manage the manager? Thoughts? Any other resources or articles you have found would be appreciated!

@Nik Moushon  what's the general cost to develop in Chelan County?  Say the lot has septic power, etc, just need design, permits, then go vertical w/mid range finishes.   Any thoughts?  thanks! 

@Nik Moushon Great clarification on this. The county is desirable, but I think in town is where a STR would thrive. Just need to find the right place! My family has a place outside of town and we love it over there.

Leavenworth is a great and fun town. However, it does not allow STR rentals in order to support its lodging industry. Something to consider in your analysis. You'd have to look outside of town. Unfortunately, the STR market is getting tougher in the NW due to city ordinances...
