@Nik Moushon Wow! it looks great!  Congrats on getting this far in this environment. I'm sure it feels good to get to this stage.  Along with @Julie Marquez, I'm curious to hear your thoughts on the project after you've had a few months to decompress and reflect on it. It looks like a first class product that should attract good tenants and hopefully need minimal maintenance over the coming years.  Knowing what you know now, would you do it all over again?

@Jake Martinez I've been looking at Boise and can't find anything that cash flows. Are you still seeing opportunity there?  I have been investing in Spokane and deals are hard to find there as well.

@Jacob Radawick any luck with this?  I'm curious how you found a lender for an investment property 203k loan.  Was that hard to do?  I've been investing in Spokane as well and having some of the same troubles as well.  good luck on this project!

Hi @Jerry Padilla - Do lenders typically add their own requirements to the Fannie Mae requirements? My understanding is the LTV is lower of cost + rehab or ARV. Are there minimum down payments needed or does that only factor into DTI? I'm trying to minimize my out of pocket costs. Are you aware of lenders in WA or national lenders? I'm working with a local loan broker and am trying to learn more about the program.
