@Will Barnard Since these projects are out of state, I have since hired project manager to check quality and progress on weekly basis and pay only for work that is completed. I guess my question is there any protection to make sure GC pays subs? Lien release forms for GC and subs at each payment? Checking out contractor completely is definitely what I’m been doing since BBB, license, bankruptcies, business details, and reviews.

@Bruce Woodruff This project was in Texas. Not insured and not licensed. He actually had the sub pull permits.

I ran into a situation on a flip where the GC was not insured or bonded. He hired a bunch of sub contractors who he didn’t pay even though I paid him. This was in Texas so the sub contractor put a lien on the property. The contractor also walked off the project having been paid 2/3 of the rehab cost with 20% of work being done. My question is has anyone used construction bonds on single family flip? From my understanding the cost is 2-3%. There are 3 types of bonds that I thought might have been useful in my situation

1) Bid bond

2) performance bond

3) payment bond

Has anyone used any of these? Have they been useful? Appreciation any insight.

As defined by propstream: 

Flippers

Identifies a property that is currently for sale on the MLS that was purchased within the last 24-months (i.e. a property being "flipped").

I came across a potential deal with title issues. The father of the person I was talking to owned the property. He filed gift warranty deed in 2001 to his mother. Then in 2013 filed a warranty deed to the daughter. The father died a couple months ago and grandma shortly their after. There are 6 other of the fathers siblings alive. I was wondering how multiple titles can be filed? Is it worth it to pursue? Should I purchase interest in property then talk to lawyer? If so 100% or 50%? Thanks. This is in San Antonio Texas if that matters.

I've been investing for about a year - I have 2 turnkey properties in Birmingham, AL. For people that do cold calling. Do you check the Do Not Call Registry? When I looked it was asking to register for telemarketer.  Payment is only required if you register for more than 5 area codes.

@Ehsan Rishat I seems that BackSkipTrace does not work with LLCs.  Do you suggest filtering out LLCs when targeting for cold calling or testing?
