@Heather H. Are there specific zip codes or neighborhoods that you like?  I looked at the link you Sent from the John Barr and it was from 2 years ago.  Have you seen anything different from the zip codes mentioned for appreciation?  

As far as neighborhoods I see the following as top ten appreciating in last year (not clear to me if this median home price appreciation is forced or due to being more desirable neighborhood:

@Jon Hill First couple of weeks of trying new things I'm planning to attend boxing class, San Antonio Spurs game, and take an online data science class.  

As far as finding a mentor, my plan is to start my direct mail marketing and generate some leads from that. I would like to present these leads to a mentor and instead of money would like to shadow this person throughout the deal. I am looking at local REIA in San Antonio currently to find a mentor and looking on bigger pockets also. In first meeting, would like to foster a long term relationship and not just have this be a one time exchange. Keeping that in mind I plan to ask the following questions:

1) What are some new things you would like to explore but don't have time?

2) What are some of the things you do that you don't like and would like someone to delegate those?

3) What is a problem(s) that if solved would save you time and money?

After hearing from them what they need.  I would like them know what my strengths are and what i bring to the table.  If there is some overlap in what i am trying to do, what they need, and my skill set then i would propose us working together on one or more of the above.

My goals for 2020

1. Flip 8 properties in San Antonio

2. Acquire 2 buy and hold properties

3. Start direct mail and other marketing strategies to get 2 leads per month

4. Find a real estate mentor

5. Weigh 195 pounds (currently 210)

6. Grow in my faith

7. Community service thru mentoring and training youth in technology

8. Travel abroad 3 times

9. Try something new every week

10. Read 30 books

11. Continue to grow in my relationships with daughter, family, girlfriend, and friends

Investment Info:

Single-family residence note investment investment in Baltimore.

Purchase price: $180,000
Cash invested: $50,000

Full remodel with 2nd floor addition. In addition to providing the gap funding, I participate in the weekly calls for progress of project and am learning about hard money lending, construction, and general real estate investing.

What made you interested in investing in this type of deal?

I wanted to get into flipping properties and figured an easy way to get into it is to invest and ask as many questions as possible. I think of this more as an investment in learning that the ROI on my cash investment.

How did you find this deal and how did you negotiate it?

Realtor brought this off Market deal to the real estate investor I am working with.

How did you finance this deal?

Hard money 65% ARV and 50K note.

How did you add value to the deal?

Adding second story was big bonus. The house next door did the same thing not too long ago. Full interior remodel.
