I just had two whirlybird vents installed in my triplex as I was doing the roof to increase ventilation.  My roof has a pretty steep grade, and the contractor installed them at the angle of the roof.  Do whirlybird vents need to be installed level to work, or can they function if installed at an angle

Hey @Ryan Drowne, I was in a pretty similar place. I just purchased a triplex in Malden. I made the decision to focus north of the city because of my work location. Since the purchase, there have been a few promising developments like Idle Hands craft brewery moving in. If you're flexible on location, I probably wouldn't limit yourself, make sure to drive around and try to pick a place where the numbers look good (not the most simple task) and where you will feel comfortable living.

@Account Closed mainly those listed above: they will not hold up over time, harder to keep looking good, etc.

@Laura Levine @Kathleen Leary @Jeff Arndt Any updates and learnings on how the white cabinets turned out?  I'm rehabbing a buy and hold in Malden MA.  I was really excited to put some nice shaker style white cabinets in, but then my cabinets guy scared me off from it.

@Robert Lindsley it ended up being through the MLS. I looked at a ton of deals, and the numbers on this one made sense to me. It was definitely a quantity over quality game for deal analysis.

Hey @Robert Lindsley

I was all in looking for about 2 years, but was only really serious for the second of the two (aka didn't put in a single offer till then.) Even then it was hard. It was on the MLS but I analyzed countless properties before, with multiple MLS feeds from different parts of the area. I also started cold calling every property manager around the Boston area for any off market deals. While this wasn't successful, I definitely made some good connections.

Welcome @Robert Lindsley

Closed on my first buy and hold in Malden about a month ago.  Very exciting and stressful!  You're right, it is tough to find a place where the numbers work, but it is possible!

Good luck

Ben

Thank you @Rich N., I'm curious to see how much they are enforced.

Sorry @Tim Wilkinson @Ann Bellamy It sounds like I got some bad advice on trash collection responsibility.  I am going to make sure to clarify in my lease.

While the reduction in waste seems to have been huge, it sounds like the shift really bothered a lot of people.
