Advice on Greater Boston Real Estate Market

I'm currently in the research phase scouring the Greater Boston market to try and get an idea of what area I should be focusing on for my first investment. I plan on doing a house hack on a small multifamily home using the buy and hold strategy. As I work in downtown Boston, I am definitely looking for something accessible and near public transportation. So far I've been researching the Quincy, Malden, East Boston and Revere markets as they seem to fit the criteria I have been looking for, in terms of affordability and accessibility to the city. Any advice as to where I should concentrate my efforts? Thanks for your time!
