Happy Thursday BP Family!

Did you know that Home sales are up 10.5% Since August 2019? And apparently the market hasn't moved this fast since before the "Great Recession" of 2008. I just thought this was interesting, and it got me thinking... "How are you going to corner this market to work in your favor? How do you ensure that you are happy with your portion of that next 10.5 percent?" Alright, what are your favorite PRACTICAL and IMPRACTICAL (or out of the box as we like to call it) ways you make the market bend to your will? GO! By the way, yes, I know this may seem broad but it's almost Friday (as if that means something to the world or RE, LOL), so play along, please!

@Jonathan Oh I can understand how that's important. Personally, honesty and authenticity goes a LONG way in business, personal, and just about every area of life. Unfortunately in this business everything doesn't always go the way we want, so I'm sure you'd like to know when things do go south that you have someone representing you who A. can handle the situation, and B. will be honest about what's going on with your deal. Whether it's good or bad. Thanks for your response!

@Tanvir Sattar So I've heard! 😊

Do your sellers have stubborn pet odors/ stains that won't come out? Here are a couple options to rid the home of pet stains and odors, because we all know sometimes even odors can cause a buyer to walk away from the home?

A little DIY ingenuity always works. You can have the seller clean everything with with something like pine- sol. This one cleans, disinfects, and leaves everything smelling so fresh and so clean. There are other specialized cleaners for pet stains and odors as well.

If the DIY ingenuity doesn't get the job done, you can use an ozone machine. It takes about 6 hours to run a cycle, then be sure to open the window to let the ozone out. An ozone machine will oxidize the air by taking in the bad air and adding oxygen molecules to it, creating a more pleasant smelling environment.

If the ozone machine doesn't do the trick, it may be time to call in the professionals. They will be sure to clean the house from top to bottom including air ducts, and vents. This could get more expensive than a seller is ready for, but assure them that it's the best move to make to ensure their home is sold.

Do you guys know of any other tips, tricks, or ideas to rid a home of pet odors and stains?

@Joe Villeneuve These are definitely things to look out for when having conversations. It could absolutely save a lot of time, effort, and energy. Not to mention, we want to work with people who are ready to work.

@Abel Curiel Sounds like I need to get that book! I've heard those phrases and how to use them, but I'm sure the book is very insightful as well. I'm also curious as to what other members have to say...
