Happy Monday BP Family!

For those of you who've gone the agent/ realtor route, what worked best for you to bring you clients? Actual clients who really wanted to buy, sell, or invest? I understand that different things will work better for different people. I just want to gain a little more perspective on how I may be missing more creative ways to build my business. All input and angles are welcome!

Happy Monday BP family,

I saw an interesting post written by @Stephen Jones , and I was wondering what you all think about this deal. What would you do and why?

Purchase Price- 290,000.00$

Yearly Rent Roll- 42,840.00$

Yearly Expenses-

Trash-1200.00$

Tenant water- 2800.00$

Taxes- 4700.00$

Insurance- 2000.00$

Seller Financing terms-

10% Downpayment

3 year balloon

25 year amortization

5 % interest rate

@Ramsey Rimkeit I also have those same property management horror stories. Now that I'm moving my real estate career in a different direction, and based on your response, what are some tenant interview questions you believe are pertinent?

Happy Monday BP Family!

I know this may seem very green. of me, but I'm exciting to have learned something new. I didn't know a permit was necessary to knock out a wall in a property. Due to covid, no permits are being granted right now. So while, open concepts are a cool thing right now, my investor can't knock down a wall in a newly acquired property. Good thing it won't hurt our exit strategy.

@James Hamling Thanks for the redirection! I hadn't thought about it this way. You're absolutely correct, language is KEY!

@Todd Rasmussen Great advice! That's exactly what I didn't want to do, sour the possibility of a decent working relationship.
