Realistic goals are different for everybody. Realistically your goal should be whatever you have faith you can accomplish by a set date. Then set a bigger goal for another date. Thats an extremely simple response but it works.

Contractors seem to be trial and error. If you hire the cheapest guy every time there is a good chance your going to have some hiccups. You just gotta find the right one who is an honest worker with a fair price. When you get him make sure you work well with them and build a solid relationship. It will make your job much easier.

based on your description I too would agree with Fishtown. If you do enough poking around the city there are some run down houses in some good areas but it takes a lot of searching

The biggest factor to your question would probably be budget. There are a lot of good areas in our market it just really depends on what exactly your looking for. I've worked in houses from $120k to a million plus dollars in Bucks/Mont. You definitely wanna learn a little more about the specific areas before you spend any of your hard earned money. J Scott's book? If so, I have. It is an excellent read in my opinion. It's not gonna give you some magical secret that makes you millions but its a well organized book that takes you through the process of flipping a house start to finish. Well worth the read.
