New Investor from Philadelphia, PA

Hi BP, I’m Sean-- a 27 year old real estate investor looking to learn from everyone. I've spent some time lurking around the website and I am glad that I finally made the leap to join the discussions.

I purchased, renovated, and leased my first investment property on October 7, 2013. I had analysis paralysis for awhile, but decided to just do it! The entire experience has changed my life.

I currently live in Manayunk, which is a subset of Philadelphia, PA. I work for the fourth largest home builder--NVR Inc. as a Project Manager.

I started in finance with a company called, Vanguard (the largest mutual fund company in the US). I decided I loved real estate and construction too much to waste my time chasing other peoples dreams, so I left. I obtained my real estate license in March of 2013 and switched careers to commercial development. I did a year long stint as a Financial Analyst for O'Neill Properties Group, LLC in King of Prussia before embarking on a new venture at NVR, Inc.

My goals are...

1. Find a local mentor - I am able to provide value in the relationship via connections to qualified and cost effective contractors from my employment as a Project Manager for NVR. On a daily basis, I oversee 10 - 15 new construction homes and have the ability to run multiple projects

2. Purchase my second investment property (du/triplex) before the end of the year that generates at least $400 cash flow per month.
