Great Investment Opportunity in quiet neighborhood! This spacious 3 bedroom, 2 bath has an open concept floor plan with a large kitchen, separate living, dining & family rooms, hardwood floors, 1 car garage & a large fenced in yard! New roof just installed! Property will need drywall repair / mold abatement. When installing the new roof, the roofing company let some rain get into one of the rooms and caused some drywall damage. New flooring will most likely be needed throughout. I originally planned on doing a full rehab, but decided to invest more locally in Nashville instead. Contractors quoted 35,000 for full cosmetic rehab, which would put the ARV around 100K.

Personally, I love the pro membership - I use the calculators daily and I think they are worth their weight in gold. I think you only get 5 uses with the free account? If you plan to analyze a ton of deals, even if you are just part time, it's the way to go. 

Just another thought... Why not rent it out for one year, then when the lease expires, get the property in mint condition and sell it to a retail buyer? This way you enjoy a year of cash flow (if your numbers are actually what you predict), then 1031 exchange into something that cash flows better, like multifamily outside of Nashville. 

Bowling would also be pretty cool... perhaps we could get two lanes next to one another and all squeeze in there. Looking forward to meeting everybody!
