Like you, I am living in CA , but I focus on investing out of state for the 3x cash flow and reasonable cost of real estate. Florida is my state of choice. I have a friend in Fl that has done well with tax deed sales as well but it may take some time to get the hang of it.

Hi @Mark Rauch Investing out of state can be intimidating but I find it well worth it, especially from CA (I live here too) where cash flow in nonexistent. For your budget, I would definitely connect with as many quality people in the market you're focusing on via BP as well as fly to the area for a week or so if possible. 

I invest in central Florida where I have developed relationships through BP and things have been great so far. Quality investors and professionals tend to refer other quality people. Just by posting your concern is doing due diligence in my opinion.

Can anyone recommend any local banks that are great for refinancing single family homes in Tampa Bay with a short seasoning period? Thank you.

@David Campbell It's intimidating for sure but with smart phones, Google streets, and all the info online and most importantly developing relationships with people in that area, it's quite easy.

Like you, I am living in Los Angeles (and was in the entertainment field as "talent") but I focus on investing out of state for the 3x cash flow and reasonable cost of real estate. Florida is my state of choice. Personally I rent here and like to buy out of state.

So for example you can rent a 700k home here for lets say $2500 and buy a property for 400k in a cash flowing market that generates $4000+ per month gross that will pay a good chunk of your rent.

@Melissa McGuire What I've found is that multi family properties much make better sense for long term cash flow while sfhs are more ideal for flips and appreciation. Financing options are also  more plentiful in sfhs. Any family can buy a house they fall in love with but multi family homes are typically bought and sold based on numbers.

It looks like you have a good handle of what you can offer a business partner and what you will need from one.

It looks like time and real estate knowledge and experience is what you can really use. Fortunately, if you have capital, experienced real estate pros should be lining up to help you.

What about partnering on a multifamily or apartment complex with a experienced investor that has construction experience?  I know real estate is astronomical in San Fran which is why I would consider looking out of state if cash flow is important to you.

@Ricardo Fainsilber I like Tampa and Orlando personally but I know Jacksonville has some great returns and growth as well. South Florida just gets too pricey for my taste.
