Can anyone recommend a lawyer for the Beaumont, Texas area to start the eviction process. The Texas 3-Day Notice to Vacate has been sent out already.

By next I will be a new landlord for 2 duplexes I purchased. Decided to start building my rental portfolios with Duplexes to start. Not sure if I want to manage these properties or have a management company handle the properties for me. Question, when I send out letters stating I am there new landlord and please send payments to ___________How do I go about telling the tenants I am planning to raise rents in the future. I am planning on repainting and adding some  small upgrades to the units. Any info would be appreciated on how you guys handle this.

I used their service and it been nothing but a headache. Nobody seems to know what is going on with my account. They promised some conference call that never happened, they promised to handle all the ad word campaigns, to me, that means everything like setting up the daily amount limits, etc. Furthermore, there is no number to call for support, you have to fill out some calendar request form to speak to anyone. another thing that bothers me is all the upsell they try to sell you. For extra $197 we handle everything, BS!

Use it all the time and have found its very close to the comps I get from my realtor friend.

Just like anything else in life, there always bad apples in every crowd. Most wholesalers inflate the ARV and do not factor enough for rehab. When I wholesale my properties I get realtor CMA and Rents. Rehab is easy for me, I use to remodel homes years ago. Before you purchase you must do your own due diligence and never make the deposit to the wholesaler, always to the title company.

One of the main reasons investors and others  buy from wholesalers is to avoid realtor commissions. Maybe if they cut there commissions to 2% it could be a win win situation

sI have never seen this before. If I were the owner of the house I would demand that the city move the utility poles, my argument would be hazzardous to my kids or nighborhood kids.

What the house worth when updated? Check around the neighborhood to see what other similar homes have sold for. If you need HM contact me I have great guy who I work with and he can help with the HM and then refi unto a permanent loan.
