New Landlord, oh boy?

By next I will be a new landlord for 2 duplexes I purchased. Decided to start building my rental portfolios with Duplexes to start. Not sure if I want to manage these properties or have a management company handle the properties for me. Question, when I send out letters stating I am there new landlord and please send payments to ___________How do I go about telling the tenants I am planning to raise rents in the future. I am planning on repainting and adding some  small upgrades to the units. Any info would be appreciated on how you guys handle this.
