I had a similar situation last year. Contractor said it would take 30 days, 6 months later and more excuses. I fired him and had another contractor complete the job in 3 weeks.

I guess you can pose a doctor giving vaccines in the neighborhood? All kidding aside, not sure how to go about it. Maybe get a power of attorney privalges?

I have called on most of the hard money lenders here in Houston. Some of them are good companies to work with others are a joke. I have a great company here in Texas, easy to work with, no docs, no pay stubs, etc. PM if you want more info. Bill

How old is the property? Did you have the property inspected since this is your first property? Did you check electrical? What about AC/Heater? Some things to consider.

I use Redfin every day, under what's my home worth. Then I scroll down to see what houses are for sale and homes that have sold recently. Also, try these sites to see if they are close,

Looking for advice from the BP community. I have never purchased condos but I am thinking about this opportunity. Any advice would be great.

4 total units for sale
Three Units: 2B/2BA - 1,424 sq. ft each
One Unit: 3B/2.5BA - 1,720 sq. ft.

2B - rent for $650 each (can rent up to $700)
3B - rent for $750 each (can rent up to $850)
Minor repairs needed

Total Rent Per Month- $2,700 ($32,400 yearly)
Asking Price - $99,500
Gross Cap Rate - 28%
