Hey BP Members,

After reading through the BP Intro to Real Estate Investing guide, I finally know how I want to proceed.

My goal is to begin by wholesaling multi-family homes in the Los Angeles area, and from there, eventually end up buying and holding multi-family homes.

I wanted to know if there were any seasoned investors in the Los Angeles area who are involved in the same niche and strategy.

I'm pretty dope in the multimedia arts - creating websites, creating graphics, shooting video, taking photos, etc. - and would be able to assist you in those areas.

Katrina W. Your website is one of the most valuable marketing tools you have in your arsenal.

Technology has made it simple for you to get one up and running in no time. And if you don't have the time to do it yourself, there are plenty of people around that world who will do it for you for a VERY affordable prices...

I look at building websites like building cars - the manufacture build the frame, and the person who buys it add the accessories they want.

The same applies to websites...

All you have to do is come up with the content (accessories) and have a manufacture build you a frame (your website).

It's really that simple, but I didn't say it is easy.

You can do it though if you make time for it...If at all possible, start with 10 minutes a day planning it out.

You already have everything you need to get started - access to a community of REI's, content that you can consume to learn about your topic of choice.

From where I'm standing, it seems like you're headed down the best path.

Keep educating yourself, start participating on the forum, and reach out to people on this forum (especially those local to you).

Since you have a 7-10 day stretch off from work, you'll have all the time you need to knock deals out.

I would suggest reading The E-Myth Revisited by Micheal Gerber, which will give you the "business" knowledge you need to go from someone investing in real estate to operating a business system that invest in real estate.

By the way, just because you're NEW doesn't mean you don't have value to offer to the community.

A question you ask or statement you make could be all someone elses needs to get over the hump...

Daniel Kowal Sounds like a good plan.

I was thinking about that very thought the other day...specifically a way to incentivize people to actively look.

But I do think that what you suggested would work best.

Focus on building your buyers' database and knowing your market. Focus on finding good deals. Connect the two. Make money. Then put up the LLC from the money from your first deal. I haven't came across the question yet, but one of my concerns was whether or not I needed to form an LLC to get started in wholesaling?

Based on this discussion, it seems like it would be best to close my FIRST deal first and incorporate out of those funds...

Is that typically what new wholesalers do?

Read the Ultimate Beginners Guide, read the wholesaling threads, and listen to the podcast about wholesaling first.

That's what i'm doing...and along the way develop your own set of questions and notes.

Post them in this forum and share your wisdom with the community.

Now for all I know, you've already done that. But your question implies you haven't.

Get your ducks in a row first, before you start marching forward.
