Sounds like you're just starting out and don't know what you don't know. Given that, I'm guessing that you're not going to get the information you need in this thread (unless you know all the basics already).

That said, start reading the wholesaling forums, learn about how real estate transactions work, and perhaps speak with a local attorney who is familiar with real estate contracts and real estate law.
