Private real estate investor/agent looking for a driven, self-starter individual -- this would be a great fit for someone who has been looking for the perfect opportunity to get into real estate.

This opportunity will take less than a part-time schedule (4-16 hours/week) to start and it will expand toward full-time as we grow our property portfolio in the Cleveland area. Portfolio currently consists of 3 multi-family buildings and 3 single family homes, all on the west side of Cleveland and surrounding suburbs.

Responsibilities include tenant assistance, general property maintenance, contractor coordination, property acquisition assistance, and other duties as needed. More experienced and versatile candidates will have opportunity to work more hours. Computer savvy applicants may have additional opportunities related to online research, accounts payable, landlord property management portal.

Requirements/Qualifications

  •  Must be 18 or older
  •  Valid drivers license and auto insurance
  •  Mobile phone with data plan is required
  •  Must be able to pass a drug test (pre-hire and anytime randomly)

@Guifre Mora Just adding my 2 cents on DealCheck. I've got my own spreadsheets that I use for an initial analysis of properties. But once I've identified something worth really digging into, I drop it into DealCheck. This tool was awesome when I first got it, but it has only gotten better. I've sent them lots of feature recommendations and it is great to see how responsive they are. Many of the suggestions I've made have been implemented and the product gets better as they continually update it. For I think $85 a year, it is well worth it. @Joshua Filkill Cleveland is not that big, so I think by now you've gotten some really good recommendations above! Personally I focus on the west side. I'm happy to chat sometime if you'd like. I seem to be zooming on a daily basis now anyhow :)  Feel free to connect.

Matthew - I ended up finding funding partners on my last few deals so the MLA was not needed. Sounds like an excellent tool to have in the toolbox but unfortunately I have not gained any experience with it on my own yet.

@Maurice Bell Sounds like you stumbled upon a great lead very early on, Congratulations! But it also sounds like you're not really ready to perform just yet either. I've been an investor for some time but just started wholesaling myself, so I know how nerve wrecking it can be when you've got a great lead but you're not sure what to do. You can find lots of sample contracts on BP in the files section. But my recommendation would be to reach out to a successful wholesaler in your area with a good reputation and offer to share in the profits if they help you close the deals. If they help you thru the process, the knowledge you gain will be worth the profit you sacrifice. Good luck!
