Wholesaling is fine...I really don't have anything personal against wholesalers...it's really comical what 99% of these guys bring to the table and call a "deal" What you have to remember as an agent is transparency and disclosure. So, upfront you need a consumer guide to agency relationships, and an agency disclosure. You also need a legally drafted contract that says you are seeking to profit from the deal and do not have the sellers best interest in mind if there is a higher and better use for the property. All this is contrary to the cannon of ethics...its a slippery slope. 

It's usually a sign when the majority of reputable industry professionals offer an opinion that is contrary to what you want to do...

 Thanks for your perspective Brandon. You're right. There is plenty to consider if one wants to wholesale ethically and legally.

Thanks, @Federico Gutierrez and @Caleb Heimsoth. Your responses share some similarities with what I'm hearing from brokers so far. Fortunately, I've had a few people respond offline to give me some leads on brokers that are willing to work with agents who wholesale. We'll see how those conversations go.

Preface: PLEASE don't turn this into a thread debating the merits, legality, or ethics of wholesaling. There's enough of those already! 

I've been taking my Ohio salespersons licensing courses and am nearly ready to sit for the exam. As I've begun speaking to potential brokers, I've learned that most are unwilling to sponsor an agent who will be doing wholesale deals on the side. Since doing my own investing "on the side" is my primary motivator for getting my license in the first place, I'm looking for brokers who are okay with me doing my thing--even if that includes wholesaling from time to time.

So my question is this. Who are some brokers that are okay with their agents wholesaling? Or is this some type of "don't ask don't tell" scenario? If you know but would rather not post publicly for whatever reason, please PM me. Thanks!

@Jason Xue I'm in the SW/W side of Cleveland and I can tell you there are a lot of companies to consider. I'm self-managing currently, but I've been doing a lot of research because I plan to hire a pm within the next 12 months. One of the companies leading the pack for me at the moment is Keller Williams GCSW.

@Ryan Evans I use the estoppel approach in conjunction with an in-person conversion. Gives both of us a sense of comfort.

@Garrett Kuhn be sure to become familiar with your state's laws related to paying fees or commissions related to real estate transactions. In many states you need to be licensed in order to receive such compensation. I know many ignore this without consequence, but you should at least know the rules so you can make an informed decision.

@Damon Rucker I'm in almost the EXACT same situation. Cleveland 4 Plex closing in next 2 weeks. Occupied with month to month leases. They are oral agreements no less!

@Charlene Isoh Congrats on your purchase! I just purchased a duplex on the west side back in October too. Contract terms, inspections, and the variety of services vary greatly among the companies here, so you'll want to be sure to have a detailed checklist when you do your due diligence. I only have direct experience with a handful of them, but one of them is on your list.
