Get as many credit card companys that have billed  you on the phone and tell them this was a scam  

The company did not provide what they promised and they pressured you for hours to sign

Tell them this was a Bait and Switch.  It was supposed to be free

Tell them they told you to get over on credit card companys and walked you through the process that you did not want

Tell them you have NO MONEY TO PAY THE CREDIT CARD COMPANY AND WILL HAVE TO FILE BANKRUPCY IF YOU CAN"T GET IT OFF THE BILL   
TELL Them to Block the company from billing you again.

Every one is trying to help you and you are refusing to tell us the name of the Company that scammed you??
Does that sound right?

What date did you sign this contract?
What date did you give them your charge accounts?

It looks like you gave them your money faster then you are moving foward against this terrible company that defrauded you.

You must be more proactive if you want any chance of seeing your money.

How about showing up at their seminars with a big sign on you saying "Do not give this company any money as they defrauded me of $45,000,,  Do that everywhere they are having a free "seminar" or a paid one.

Get people from BiggerPockets and your friends to help you run a  picket line in front of their seminars

Did you write or get someone help you to write to the Attorney General in your state"
Did you file a claim with the local Consumer's Protection?

Do something fo yourself in addition to writing on Bigger Pockets.

That's your first, most Important thing to do.

Call each credi card company

Tell them you are contesting the charge.  You want the charges removed from your credit card and you want the credit card company to Block this company from rebilling your card

Do it immediatly like NOW.  Call each one.

Try the State of Illinois Attorney General and the you local consumer affairs department.

Also , I'm curious, what or how did they change. It's common for a salesperson to over promise and the company under deliver. No doubt, there must be some buyer remorse, after seeing the gurus system. 

I hope you share the gurus name. It is criminal to charge so much.

Do write to the Attorney General

Do get in touch with your Local Consumer Affairs department

Do see if you can get any of the TV channels that investigate rip offs

Do start talking about the Names of the people that charged you this money.

Of course as Dave suggests if you paid any part of this by credit card ask your credit card company not to honor the bill

In short do it all.

Consult with a lawyer and see what he has to say about your position and keep BiggerPockets posted.

its only a roof.  Its not Brain surgery.  $4,500 sounds very cheap.  Do it now before you have leaks into your apartment.  It only takes one day.  A tenant would be happy to know that their landlord is attending to a problem bfore it negatively effects their home.

If it costs you $180,000 for the apartment Your closing costs could be approx $5,000.  if your down Payment is 25% this does not sound like it will work.

Have you considered buying and living in a Duplex or Triplex where you could get a low FHA loan?
