Sri, I am in the process of switching from Hostaway to Hostfully for my 5 listings. I used Hostaway for the last year and the they recently snuck in a 1.8% fee for our direct booking site. I will say it was disclosed to us in a fine print email, but it was definitely not clearly told to us and many people are migrating away because we have our direct sites listed as fee free and they no longer would be.

I did extensive research last year when signing up and Hostfully was my runner up and that’s why I am switching to them. I also liked that they are US based as I had issues with my bank with the Finland based Hostaway.

Finally, I highly recommend PriceLabs. The data points they use made me feel like it got my pricing right and I feel much more confident about what my nightly and seasonal rates are now.

Thanks Bryce. This helps. I will look more into Hostfully. When you said it came as runnerup, what criteria have you used to select it.

So far I am basing it on customer service. Price wise they are similar. Hostaway started off slow and never really got better. Not awful, just not what I was expecting.

I would also say that with 1 property I would probably not use a PMS but it is definitely helpful when you have multiple properties.

Welcome Stephen. Check out the CRREIA group which meets in Clifton Park for meetups. It’s a good sized group with experienced investors and newbies too.

Quote from @Peter Faulkner:

Hey folks,

I have a beautiful STR in southern Vermont that I've owned for a little over 2 years. I do not think my current manager is a good fit for the property, for a number of reasons. I've put up with them because they do a decent job keeping the place rented and I have a near perfect reviews on AirBnB. But so many things could be so much better. I won't air my dirty laundry in public but here are a few areas that I have issues with:
1) We don't have a contract (shame on me) though we do have some agreed upon terms that were written. Because of this, they have changed their fee structure on me two times in the past two years

2) They don't have back up cleaners so when the cleaner can't clean, they block off my calendar

3) They do not have easily legible financial statements and do not provide 1099s

4) They have made decisions that have required my money without consent

5) They block off check-ins on Sundays

6) They are not great with technology - though they try to use hostfully to list on many platforms, I will frequently see that my listing is not up on VRBO for example. They also don't use automated locks and manually change the guest code every few weeks

7)They have terrible response times when I reach out to them.

There's a lot more... these are just a few things that are top of mind. I'd switch but frankly, I think most of my options in Southern Vermont may be even worse for one reason or the other.

Anyone have great experiences with highly efficient, extremely effective PMs in the area?

PF

Hey Peter, I am guessing you are in the Mt Snow area?

I will PM you to get more details.

Thanks,

Bryce

Have any of you had any luck finding an investor friendly agent in Aruba who works with out of country investors?

Quote from @Kevin Charles:

Hello All, I’m shopping around for an insurance carrier to cover two rental units I have. I’m looking for a good company that’s familiar with the Capital Region in NY that offers discounts for multiple policies. Any suggestions?

We use Murray Insurance Group in Albany for all of our units. Service is great and pricing has been competitive.

Quote from @Kevin McElroy:

Hello, I'm new to the STR world and am doing everything I can to avoid partnering with one of the national management companies, so I'm looking for recommendations for property managers in the Southern Adirondacks. I'm in the Chestertown, NY area, near Brant Lake, Friends Lake, Loon Lake, etc.

Hey Kevin, shoot me a message with some details. I know a few.

Thanks,

Bryce

Quote from @Alex F.:

We have 8 properties and all remote:

PMS: Hostfully

Pricing: Wheelhouse and pricelabs

Automations (Locks, Thermostats): Lynx

Water leak detector:  Yolink

Monitoring:  ring cameras

@Alex F. are you using both Wheelhouse and Pricelabs? Why both of them and do you prefer one over the other?
