We rented it for 2 years then they put in regulations. Not ideal. We are lucky, it went from profitable to paying for itself and we are getting to use it more so it’s not the worst thing. Others didn't end up as well.

Would love to hear comments.  Seems like this could be a semi-year round destination?

It used to be Collin. We own here and are now very restricted. We still love it for personal use but the days of being able to rent it enough to pay for it have gone away.

My goodness, that is awful.  So you were not grandfathered under restrictions?

We were not grandfathered in. They enforced it on everyone.

Quote from @Spencer Aitchison:

Hello all, I am from Montreal, Quebec and own a duplex locally. I am looking to diversify and start with either buying a lot of land to build on or a fixer upper to turn into a STR in the upstate NY Adirondack area (2 hours drive for me). But also use if it's not rented.

I am looking for recommendations for a realtor that works in that area. + if they are knowledgable about the STR market in the area.

Has anyone had success with STR in the Adirondack area that would like to share tips/tricks or things to stay away from.

Thanks so much

Being in the Adirondacks is great but make sure you know what the STR regulations are in each community. Some don't exist, some exist and are STR friendly and some are very STR restrictive. Popular places like Lake Placid have very restrictive rules and Saranac Lake is discussing new rules for their community as well.

@Shannon Green I will agree with all you have seen here. Evolve and others of the type are good in the beginning and as you learn more you realize they aren’t really worth their 10%. I self managed our first 2 after ditching evolve and we are now up to 5 and utilize hostaway to streamline our processes and it has certainly made things easier. Other PMS options are good and after months of research I chose Hostaway but there are several that are really good. No sense in spending a ton of time researching them all, they are all pretty similar but definitely have helped me with self management.

As I’m sure you are figuring out, your best resources are right here in the forums. Best board of directors for your business.

I'm new to STR and trying to figure out how to simplify the process and hopefully be less hands on. I find it overwhelming checking my phone all the time for any message from Airbnb. I would like to know the difference between Hostfully and Guesty - any pros and cons for each, including cost. Someone from Hostfully told me they would list my STR on other platforms including direct booking sites. I'll appreciate any suggestions.

Thanks!

Hey Nikki, I just finished doing my research for which PMS to use and went with Hostaway. I currently have 4 units and growing and I needed to streamline things and 4 weeks in Hostaway has been great for me. There is a bit of a learning curve and getting it set up takes some time but I can already see the benefit of using a PMS. My top 3 after research were Hostaway, Hostfully and Hospitable. With just 1 property, Guesty, OwnerRez and Lodgify might be decent options for you as well.

We have 5 properties and own some and host some. We just signed on with Hostaway and they have been pretty good so far. We will also use Touch Stay and AirDNA to integrate with Hostaway.

Hey @Bryce Cutler, have you searched on this topic?

There are quite a few threads comparing many of the major PMS out there.

Hey @Michael Baum, I did but only 5 conversations came up which I thought was a little light.

Can only speak on lodgify since thats the one I use. I must say overall I love it.

Pros:

1. Affordable: we got the pro version and its $45/month

2. Integrations: It offers all the typical integrations (Airbnb, VRBO, Booking.com, etc) but also offers a Google integration.

3. Support: amazing support team. Any issues that come up are handled fairly quickly.

4. Free website for direct bookings: they have a great website builder that allows you to get direct bookings and save on fees. Look into separate insurance for this though.

Cons

1. Mobile app is buggy: occasionally that app is buggy and will log you out. Overall though, they handle issues if they come up.

2. Fewer features: I used Guesty in the past and have noticed it has fewer features such as integrating automated texts and emails.

3. Onboarding process: the process is a bit laggy and they only offer one meeting for onboarding so make sure to ask all your questions then.

Hope this helps and hopefully someone else chimes in on hostfully.

 Thanks @Golan Corshidi

I currently manage 3 vacation rental properties and have 3 more to potentially add before year end. I am currently handling everything manually with excel but need to stream line processes and listings to make things simpler. If it matters I own 1 and co host 2 and the 3 additional would add another owned and 2 more to co host. Thanks.
