Good point Ned Carey I didn't think about the time frame the city uses up in getting your money back in hand. Like you showed, it can really change the % rate. While it's still better than the bank it is something that needs to be accounted for in the business model.

Christina R. said "Have you driven Baltimore? That in itself is an education." Oh my... never a truer statement. While Baltimore has lots of great area's I agree with Christina and suggest to spend the day / afternoon driving around and scoping out sections. You will also see that certain area's change from mid day vs. night. So when you narrow it down to a few specific properties maybe check them out in the day and then again in the evening take a ride by. Like Ned Carey said with his 2 block rule (which I like), neighborhood characteristics can change a lot in 2 blocks.

Great post Aaron Yates! Thank you for sharing your story. I live about 15 minutes from White Marsh so if you get back to the area let me know and we can meet up and talk shop.

Keep on working it and enjoy your meeting this evening!

Hey Steve Babiak thanks for your candor. I'm new in my REI career so I'm still learning. What would make this deal a good one?
