Julius Fitzhugh thanks for coming. Hope you started planning for 2018 with some better tools for planning. I’ll attach the 2018 eMyth planning version to the Meetup. https://www.meetup.com/DMV-Real-Estate/ Ernest Chamblee ‘s Real Estate planning tools were great. I hope we can share them online. TLO also expects you to own the home along with the other qualifications. If you're a renter you're landlord could have access t these records as well. I have skip tracing to be an awesome tool. I use other services and pay as little as $2 for tons of information. I don't get SSN or Credit info for $2, but all I really need to make a connection with the seller is available.

TV's are great for showing YouTube videos that you create for the house in the house. It also makes people sign in at the ipad for open houses, because the TV reminds them three times in 10 minutes. I pay $500 for the TV mount and connect my Amazon fire stick. I connect the fire stick to my iphone for wifi and ... Done. EVERY husband asks if the TV comes with the house. "Ofcourse it comes with the house sir!"

You put the wine cooler near the other fridge AND you put wine in it!! Buy 4 bottles that the wine store recommends and let them be the center of the party. EVERY wife asks if the wine comes with house. "If we can settle on a price I'll transfer my yearly wine membership to your family!"

For flips 

1) Small wine cooler for the fridge for a larger kitchen

2) 50 inch+ tv from craigslist

This sounds like a good deal. After you get it all fixed up and with tenants I would refinance it to get some cash back out of the property and leverage all of the equity you gained by fixing up the property. You won't have to wait ten years to break even if you refinance.
