@Carley M. Sorry for asking so many questions.  Is 110% of the appraisal  normal when you have to do rehab work? What was the difference between the appraisal and the purchase price?

Thanks for the prudent advice about being able to afford a home regardless of tenants. Sometimes I get to excited when I see a great opportunity like NACA.

@Carley M. Any update on the rehab? Did NACA allow you to take a percentage of the income from the three other rooms as your stated income before you purchased the home?

@Jonathan Farber Dan found his worker on Upwork. So did I. They are a great organization. You will find many trained real estate virtual assistants on their platform. I create a video for every task I ask my assistants to perform.

@Cristian Samayoa The law is for the state. You can market your services but you can’t claim to purchase the home especially if they are a distressed owner. The wording needs to carefully crafted for this list. There are so many deals in this area you don’t need to worry about preforeclores. Let me know if you need help marketing.
