I am friendly with an AirBNB investor in Ashburn.  He is currently renting the whole house out to a family whose houses had burned down. Getting double his mortgage payment from the insurance company and very happy.

The system has a DB with all of the users. 

I buy all of my phone numbers from list providers. It’s very easy to 1) not be on the sold list and 2) remove your number from my text list. 

Every solicitation for business (tv, radio, billboards, google search, YouTube ads, the side of a bus) has more reach than my one text and you can easily block my future solicitations. The only benefit is the cost of delivery. Once I have your number I can be a good salesperson and make 7 attempts to make the sale.

@Katrina E. I have a used a few services over the years. I am trying a new skip trace service this week on a brand new campaign. I hired one VA to put the leads in Pipedrive ( from Pakistan) after the skips have returned mobile numbers and the other VA to make calls and SMS's (from USA). I was researching Bigger Pockets to see if anyone had found the silver bullet for skip tracing ...... Anyway, you should still consider using the technique more often. One deal pays $7500 and one month costs me $350 to gather, skip and contact 500 electronic leads.

This is a salary plus commission position.

Will train the right person. I'm looking for someone to help with lead generation for my lease option business.

15% of revenue from deals as commission.

I already have a virtual assistant in place to add leads to our sales funnel.Your job is to perform an intake call with lease option leads and determine if they are a good fit for our service.Score them based on 5 criteria and leave notes in an online tool before a second call from me.

First calls are between 11 AM and 3 PM EST (Very important) from a virtual phone.Set your "working" hours and any missed calls or calls outside of your working hours can be returned by our team the next business day. Make about twenty to thirty calls/texts per day and field the return calls. This should take 5-7 hours per week.This position is great for someone comfortable on the phone.

Will train on:

  • Online tools like CRM and virtual phone systems.
  • Internet research for real estate
  • Intake Scripts and scoring
  • General Real Estate knowledge like Lease Option and Wholesaling

Average Lease Option deal would make you $1500 in commissions. You can track your commissions in CRM.

Hourly rates between $10 and $15.

This job can be performed remotely.

@Gay Lloyd If it’s for your previous hotel guests you have 18 months from their last stay to send them text messages with opportunities without getting in trouble. Even with bulk mail tools. You get what you pay for here so something like Trumpia or Twilio would be a good option. 

For real estate investing (specifically people you don’t have a relationship with) you need to be more careful with bulk sms tools. Podio pricing made us switch CRMs (they were bought buy Citrix and got greedy) but they are a great option too because each message is sent individually. 

Twilio seems to work with everything so it will grow with you over time. It’s also the cheapest at $1 per month for the number and pay for use for everything else at low rates. I’ve seen some SMS companies charge $0.04 per text when Twilio is charging $0.0075 per text. I have a tool that uses Twilio and it works out great.
