Just make sure you do lots of homework

Many out of State investor get burnt because they 

Buy wrong product

Wrong location

Poor property management

Detroit is the come back kid but get the above wrong and you will be in a world of pain

We use NREIG. Their prices are very good - approx $40 - 60 per SFR.

We have never claimed (and hopefully do not ever need to). 

And hence cannot say about their Claims process.

There is money to be made, but like everything if you dont understand this market and what to buy it may cost you dearly

Yes, I would have to agree the tide is changing in Detroit.

It will be interesting to see how much appreciation over the next 12-18 months. There are certainly pockets/neighbourhoods that are experiencing growth. Also rents are on the rise

Good time to buy in Detroit, however you need to be very selective on what and where you buy.

I only buy in good neighbourhood and have good property management in place which is key.

Plenty of buyers coming into the market at the moment as we are starting to see Detroit turn around. Some big players throwing money into this market

You can advertise, and if your current tenant allows the prospective tenant to walk through, then all the better. Your advert should have an available from date. You can place the tenant in minimal turnover cost.
