For me its Detroit hands down. 

Cash flowing from day one.

We are now also seeing many investors jumping into this market.

However, you cant throw a dart at this market and expect to win. You have to buy in the right neighborhood and the right product

Good advice @Grant Rothenburger

There are many markets in US, not all will be booming  or falling at the same time. Pay attention to what is happening in terms of inventory, is it increasing? and if so why and what?

We have little control on what may happen and when and my crystal ball is not working too well today...... however as an investor I look at ways to mitigate risk

Manage debt, dont over commit

Buy properties where cash flow will pretty much cover debt

Pay close attention to market conditions, and network with investors who are in the game

Agree PM would go broke if they did not mark up maintenance. From my research some as much as 25%. They would go broke if they were just replying totally on 8-10%

As they say "fortune favours the bold"

Been in the Detroit market for some time now, buying great deals in what I call aspirational areas. 

Of course there a war zones, and why would anyone buy here. Success will be 0.

Some markets in Detroit are already appreciating and with banks lending in certain areas, there are plenty of opportunities to make money and for your asset to appreciate in value.

The question - Would I buy under $50,000... yes, but you need to know what and where to buy

There are some great opportunities for flips in some neighborhoods, its already happening.

One location I like for flipping is University District if you can get in cheap enough and Bagley

Do the MBA my friend, it is the BEST thing I have done to my career personally. I can break down to Pre-MBA and Post-MBA and I can tell you, atleast for me it has been chalk and cheese.

Btw you do NOT need the HARVARD, Stanford, type Ivy League.

It does not matter as long as the MBA & the University is ranked in the Top 200. 

After 2-3 years post MBA, wages equalises and all MBAs are equal.
