Hi Shannel. I was coordinating a monthly REI meetup here in Santa Barbara, but attendance started waning when Omicron started picking up and I opted to put it on pause. It's looking like things are calming down on the COVID side again (fingers crossed), so I may start it up again soon if the interest is there. Out of curiosity, is this something you would consider joining on a regular basis?

Have you ever attended the Ventura REIA meetings with Lloyd Segul? I attend those on a regular basis and they are great!

On another note, curious where you currently own?  My wife and I have been pushing hard for a place on the Avenue in Ventura.  I think that is such a great area with so much investment potential.  No offers accepted yet, though.  Tough market!

@Matthew Irish-Jones - for sure.  This is just one avenue we are pursuing.  Certainly a realistic evaluation of the property will be key to making it work for us.  Thanks for the input!

@Carl N. - hope it works out for you! Friends of mine just got their STR up and running on the Mesa. My wife and I would love to do it with our property, but we are outside the coastal zone. Too much red tape. STR is our goal for Ventura. How has your experience been in IV from a distance? Property management must be a nightmare... but I assume you have someone local? I imagine the returns must be nice once you work out the kinks.

@Lucas Martinez - if you look at it purely from an investment standpoint, it is true there are likely better options. But based on what you said, and on a quick glance at your profile, there is clearly a more personal element to this idea. In other words, it sounds like you would get a lot of enjoyment/pride out of the project. I relate to that very much! My wife and I converted a detached unit into an ADU and had a blast doing it. The monetary value it added to our personal residence was not as significant as returns we could have seen investing elsewhere, but they are still great relative to us paying our entire mortgage for our personal residence. Add in the value of the enjoyment and sense of pride we got from doing most of the work ourselves, and it was well worth it! My gut feeling is that appreciation of properties in the SB area with ADUs will equal or exceed SFR. If it does, and if the SB market continues to skyrocket in the long run (also my gut feeling), then we are looking at a really great investment. I say if you are going to have fun doing it, go for it! Also - definitely echo @David A.'s idea. Lock in the 30 yr rate while the getting's good, then HELOC.
