Since no one knows what the future will hold, the best thing you can do is base your decision off the present. For a primary residence, as long as you can afford it comfortably and are in a stable financial situation, it is almost certainly better to buy now than to wait. This is similar for a rental property as well. Make sure there is buffer built into the rents that it will carry itself through any down-turn without you having to sell. In either case, you will only run in to trouble if the market crashed and you were forced to sell. As long as you don't have to sell, the worst that will happen is that you (unjustly) kick yourself for not waiting "until the market crashed". But imagine how much you'd be kicking yourself if you waited and the market unexpectedly continued upwards.

@Akshay Wattal using a HELOC to purchase with cash is a great tool for short term financing as it gives you a huge competitive advantage. In most cases, you will want to plan on refinancing out of it aa soon as you get the property or finish any rehab (assuming you want to pull out $$). Adjustable rates are higher risk, and as others have said here, the fixed rates you listed for conventional loans are still pretty darn good in the scheme of things. And likely to keep creeping g up for the foreseeable future. Congrats on getting going!!

Hi BPers. @Valerie Menke and I are a couple weeks into a door knocking, calling and personal letter campaign in Ventura, Santa Barbara and San Luis Obispo counties in California. We have already met with six owners potentially interested in selling us their properties, and toured and put preliminary offers in on two. Our primary goal is fix-and-flip so we are offering at 65% of ARV. So far most have been single family homes with a couple duplexes, but we will likely be reaching out to more 2-4 unit property owners in the coming weeks. Offer prices for the homes we have approached so far would range between approximately $325k - $800k, with ARVs ranging from approximately $500k to $1.3M. We will put any house we find under contract whether we can take it on or not, so we are looking to expand our investor list to wholesale the ones we can't flip. If you are an experienced cash/hard money buyer who loves the Central Coast like we do (Ventura and SB aren't SoCal, cmon), and would like to be on our distribution list, we would love to chat.
