Right now, I am still in learning mode to be honest.  Not totally sure where will be the best options for us to invest in.   I am open to local, admittedly intimidated by the price tags, and also open to markets outside SB or even CA.

Sounds great Nate. Yes price tags are intimidating around here and the market can be tough. That said, there are huge benefits if you commit to it and get creative. My wife and I invest locally and have had great experiences. There are a lot of other great markets out there too, so you’ve got plenty of options. We have investors with all sorts of backgrounds at our meetup, and all love to talk about their strategies. I’ll forward you the info for tomorrow and hope to see you there.
